Intelica CRETM, a commercial real estate services company, worked on behalf of real estate investment firm Bamboo Equity Partners to re-position an office complex at 15455 Conway in Chesterfield, MO, as a Class A property. Bamboo Equity Partners acquired the building in 2015 with the goal of creating a high-end commercial space that would attract tenants seeking access to interstate Highway 64 and the Chesterfield Valley, a high-growth commercial district in St. Louis County.

Lee Biosolutions

Maryland Heights, MO

Intelica CRETM transcended its traditional broker role to create growth for a St. Louis legacy. In 2015, Intelica partnered with Lee Biosolutions to identify, acquire, build-out and re-capitalize a state-of-the-art laboratory facility in Maryland Heights. Lee Biosolutions, a multi-generational St. Louis company, synthesizes animal proteins for the medical diagnostic industry worldwide and projects $11 million in revenue for 2017, up from over $9 million in 2016.

Lee Biosolutions

Intelica CRETM transcended its traditional broker role to create growth for a St. Louis legacy. In 2015, Intelica partnered with Lee Biosolutions to identify, acquire, build-out and re-capitalize a state-of-the-art laboratory facility in Maryland Heights. Lee Biosolutions, a multi-generational St. Louis company, synthesizes animal proteins for the medical diagnostic industry worldwide and projects $11 million in revenue for 2017, up from over $9 million in 2016.

St. Anthony's Medical Center

In 2014, leadership at St. Anthony’s Medical Center, the third-largest hospital group in the St. Louis area, hired Intelica CRE as a consultant to streamline St. Anthony’s commercial real estate strategy. Intelica provided facility planning & management, lease administration, contract analysis, transaction management, and portfolio analysis services, giving St. Anthony’s tools to enable future success.

Davidson Surface Air New HQ

Hazelwood , MO

Beginning in 2014, Intelica CRETM embarked on a 2.5-year project with Davidson Surface/Air (DSA), a global logistics company, to purchase a large tract of land for the development of office/warehouse space in Bridgeton, MO. DSA was founded as a small operation in 1981 and now services numerous third party logistics needs, including international import/export, air freight and a fleet of 5,000 vehicles. The deal brokered by Intelica CRE required creative ideas to overcome a series of challenges before construction on DSA’s new headquarters began in 2017.

Ackerman Toyota

St. Louis, MO

Commercial real estate firm Intelica CRETM brokered a deal for land where Ackerman Toyota will build a new $12- to 15 million dealership. The deal closed on June 20, 2015, after Intelica successfully met Toyota’s dealership requirements, achieved approval of tax-increment financing (TIF) for the project and secured private road access to obtain additional parking and provide unencumbered access to the dealership. The development allows the Ackerman family, a St. Louis legacy, to maintain its relationship with Toyota and remain competitive with a new flagship location in the city.

In 2014, Bamboo Equity Partners, a commercial real estate investment group, acquired 2458 Old Dorsett Road and retained Intelica CRE as a broker to increase the occupancy rate and net operating income of the property. Intelica initiated a conventional marketing campaign, yielding a 35%-increase in occupancy and paving the way for Bamboo to complete a full cycle investment deal for one of the boutique firm’s first significant office acquisitions.

At the direction of Bamboo Equity Partners, Intelica CRE took on brokerage and property management roles for 1842-1866 Craig Park Court in 2015. Intelica upgraded the property and attracted high-value tenants to improve the value of the asset, including creating custom tenant finishes, in keeping with Bamboo’s investment goals.

Dr. Scott Hardeman sought to acquire a 15,000-30,000 square-foot office property in South St. Louis County that would serve a dual purpose: first as the home of his private medical practice, and second as a revenue-generating commercial real estate asset. Dr. Hardeman hired Intelica to identify the property and lease available space to complementary practices, providing patients convenient and effective access to healthcare. Intelica successfully procured and acquired a property that fit the investment criteria, attracted high-value tenants and improved the property’s value long-term, all within an 18-month period.
